Rezoning Request for property north of the Old Ingles

  Regarding the rezoning request for the property north of old Ingles which fronts on Boring Road, the character of the Boring Road corridor is primarily low-density, single-family detached residential in nature.   At either end of Boring Road, there are low-density single-family attached developments.   In addition, there is a heavily treed berm that serves as a buffer between the commercial property (the old Ingles) and the subject property to the north.     The character and context of the existing built environment along this corridor is an important consideration when making decisions regarding any rezoning requests.   Multifamily residential allows for up to 12 units/acre and allows for buildings in scale and form that are inconsistent with the density, form and scale of the single-family homes that exist along Boring Road.  Is it responsible growth and development to allow for a multifamily development which is inconsistent in density, form,...

Ford Town Center Development 2007 - Not Market Square

  Above is the site plan for the mixed use town center development planned for Mayor Ford’s property in 2007. According to a traffic study conducted for the project, this mixed use development included  250 multi-family units,  184,000 square feet of retail space,  140,400 square feet of office space   buildings between two and four stories in height approximately 3 acres total of open space approximately 1200 parking spaces  situated on 27 acres .  The development is configured with some pedestrian oriented design elements but given that all streets have vehicular access and included several 4 story buildings, this is not a “market square” development.    Also, with updated trip generation rates (Trip Generation, 10 th edition published by the Institute of Transportation Engineers (ITE)), with internal trips reductions considered, the traffic that would have been generated by this development is more than 14,000 average daily trips .  ...

Response to Steve Williams' July 1, 2021 Farragut Press Editorial

Per Steve Williams’ letter in the July 1, 2021 edition of the Farragut Press, the Town is NOT requiring him to build a road through his property. The Town is NOT building a road through his property NOR are there plans to do so.  There is NO stub road on his property. There is NO stub road in The Grove at Boyd Station (The Grove) connecting to his property.  Steve Williams is the property owner of two large tracts of land. One parcel fronts Evans Road, the other fronts Virtue Road. Other than conditions outlined in the Town’s land use plans and regulations, it is entirely in Steve Williams’ control how, when or if he develops his land.  The connection location in The Grove is an open space area of grass and trees.   This open space area, abutting the south side of the Williams’ properties, is reserved space that COULD be a connection point.   Whether that connection point is ever developed is entirely up to Steve Williams based on whether he decides to furth...
